    Michael Polite

    Executive Vice President and Partner, Beacon Communities, LLC

    Michael Polite brings expertise honed over more than three decades of developing affordable, mixed-income, and market-rate housing in western Pennsylvania and eastern Ohio. From 2019 through 2020, before joining Beacon, Michael was Chairman and CEO of Catalyst Communities LLC – an affordable housing development company created by Michael and Beacon Communities. From 2009 to 2019, he was Chairman and CEO of Ralph A Falbo, Inc., where he identified and led projects creating 968 units with total development costs of over $200 million; preserved a mix of 1,005 family and senior housing units financed with permanent sources totaling $143,000,000 through a mix of tax-exempt bond/4% tax credit equity, 9% tax credit equity and market rate debt; and consulted on the economic development of low-income areas, resulting in over $50 million of investment. Michael has served on the boards of Saint Joseph’s House of Hospitality (a homeless shelter), Catholic Charities of Pittsburgh, and the August Wilson African American Cultural Center (Chairman). Michael currently serves as the Vice Chair of the YMCA of Greater Pittsburgh. Michael holds a BA magna cum laude in political science from Niagara University (1983) and a MSPPM from Carnegie Mellon University’s Heinz College (1985).

    Shawn Fox

    President and Chief Executive Officer, Oxford Development Company

    Shawn Fox is the President and CEO of Oxford Development Company—a leading real estate development company in the Pittsburgh region that takes projects from conceptualization through leasing to building management. Shawn’s career spans a wide spectrum of professional engagements, including county government policy work, investment banking, and 14 years in the real estate development community. Shawn previously served as Oxford’s Vice President of Business Development, initially joining the company in 2010. In this role Shawn was responsible for new project development and sourced several large projects, including 3 Crossings, a 20-acre mixed-use development in the Strip District neighborhood of Pittsburgh; The Yards at 3 Crossings, a 300-unit multifamily project; and Hot Metal Flats, a LEED® Gold certified 117-unit apartment complex in the SouthSide Works. Most recently, Shawn served as President of RDC, Inc., a full-service real estate, development, and construction company based in Pittsburgh. Through a combination of joint venture partnerships and local and national capital relationships, he delivered or acquired several signature assets in the Pittsburgh Region. These include the District 15 Office Building (Facebook Technologies), a Class-A office building that sits at the gateway to the Strip; Brewers Block, a 377-unit multifamily and mixed-use project located at the nexus of three distinct neighborhoods—Lawrenceville, Polish Hill, and The Strip; The Foundmore, a 289-unit multifamily development in Ross Township; and numerous other industrial and build-to-suit lease back assets. Shawn also garnered unique experience before RDC serving as Director of Real Estate for Schneider Downs Corporate Finance, LP, a Pittsburgh-based investment banking company that specializes in real estate private equity. During his Schneider Downs licensed tenure, he facilitated the placement of more than $25 million in private equity into multifamily projects with total capitalization over $100 million. Shawn, a native of Pittsburgh, graduated Cum Laude from Indiana University of Pennsylvania in 2000 with a degree in Political Science. He is an active member of the community serving on local boards and non-profit organizations. He and his family reside in Shaler.

    Aaron Stauber

    Principal and President, Rugby Realty

    Aaron was born and raised in Miami Beach, Florida and after raising his three kids up in New York, Aaron and his wife moved back down to South Florida in 2015. Aaron received his JD from Georgetown University Law Center in 1988, graduating Magna Cum Laude, and went on to start a successful career in commercial real estate development. As founder and president of Rugby Realty Group (www.rugbyrealty.com), Aaron has been directly responsible for the purchase and redevelopment of more than 10 million square feet of commercial properties with a market value of over $1 Billion. His passion is in re-positioning obsolete buildings into desirous assets. As an active scuba diver and kiteboarder, Aaron became concerned about the threats posed to Miami’s water by unsustainable development and climate change-associated factors. In 2018, Aaron went back to school at the University of Miami’s Rosenstiel School of Marine and Atmospheric Science (RSMAS) to receive a Master of Professional Science degree with a concentration in Marine Conservation. Aaron believes his efforts to “recycle” buildings serve an important conservation goal of reducing waste and noxious byproducts in the environment. Aaron served for many years as a Board Member of the Pittsburgh Downtown Partnership. Aaron is currently a Board Member of Miami Waterkeeper (www.miamiwaterkeeper.org ) and a member of the Dean’s Advisory Council for FIU’s Herbert Wertheim College of Medicine. He is also a member of the Florida, New York, and District of Columbia bar associations.

    Sean Luther

    President and CEO, InnovatePGH

    Sean Luther spent the past decade integrating advanced economic development, real estate fundamentals, sustainability, and entrepreneurship ecosystem development into urban place management. He currently serves as the President and CEO of the InnovatePGH Partnership – a public/private partnership advancing Pittsburgh’s position as a global innovation city. InnovatePGH coordinates Pittsburgh's tech-based economic development ecosystem to build a supercharged innovation ecosystem that intentionally creates economic opportunity for all Pittsburghers. InnovatePGH also advances place-based priorities through the Pittsburgh Innovation District – surrounding Carnegie Mellon University, the University of Pittsburgh, and UPMC - Western Pennsylvania’s innovation epicenter and a globally significant leader in the production of research and talent. Luther earned a Masters in Real Estate Development and a BS from Clemson University and holds a Certificate in Nonprofit Management from the Great Cities Institute at the University of Illinois-Chicago. He serves on the Boards of Directors of Team Pennsylvania, the Public Parking Authority of Pittsburgh, Sustainable Pittsburgh, and Uptown Partners. Sean previously served as President and CEO of Downtown Roanoke, Inc. in Virginia. He also launched Envision Downtown, a next-generation public/private partnership between the City of Pittsburgh and the Pittsburgh Downtown Partnership, and directed the Green Building Alliance’s commercial real estate program, the Pittsburgh 2030 District.
